1. What the comparable data is

Where included in your plan, ELVIRIO HOST shows information from live Airbnb listings relevant to an active property: publicly visible advertised nightly prices, availability, property type and capacity, observed at the time the data was collected. It is presented as market context to inform your own pricing strategy.

2. What it is not

Comparable listing information does not represent, and must not be relied on as:

• guaranteed achieved rates — an advertised price is not a price anyone paid;
• confirmed bookings or verified occupancy of any listing;
• a prediction or guarantee of your future occupancy, rates or revenue;
• a complete view of a market — listings are a sample observed at a point in time and may change, disappear or be re-priced at any moment.

3. How ELVIRIO HOST uses it

Pricing recommendations that reference comparable data are advisory only. ELVIRIO HOST does not automatically change prices, availability or minimum-stay settings on any platform. Any decision to change a price — and responsibility for that decision — remains yours.

4. No advice

ELVIRIO HOST provides educational and operational decision support. Nothing in the product, including comparable listing information and any recommendation derived from it, constitutes legal, tax, financial, investment, planning, insurance or regulatory advice.

5. Trademarks

Airbnb, Vrbo, Booking.com and all other platform names are trademarks of their respective owners. ELVIRIO HOST reads publicly available information and is not affiliated with, endorsed by or sponsored by any booking platform.
