Data Methodology

1. Purpose

This page explains where the information shown inside ELVIRIO HOST comes from, how it is collected, and — just as importantly — what it does not represent. ELVIRIO HOST provides educational and operational decision support; every figure it shows is context for your decision, not a guarantee of an outcome.

2. Calendar data

ELVIRIO HOST connects to your booking platforms through read-only iCal feed URLs that you provide — from Airbnb, Vrbo, Booking.com, Google Calendar or any other service that publishes a compatible iCal feed. We never request or store your booking-platform passwords.

Because the connection is read only, ELVIRIO HOST reads reservations and blocked dates but does not write availability, pricing or any other change back to a booking platform. It can identify visible conflicts within the connected feeds; it does not replace a two-way channel manager and does not guarantee the prevention of double bookings. Feeds are refreshed periodically, so very recent changes on a platform may take a short time to appear.

3. Live Airbnb listing information

On plans that include it, ELVIRIO HOST can collect publicly visible information from Airbnb listings relevant to an active property — advertised nightly prices, availability, property type and capacity — at the moment a scan is run. This information appears only inside the pricing area of each active property.

It does not represent guaranteed achieved rates, confirmed bookings, verified occupancy or future revenue. Advertised prices are market context, not earnings. 4. Pricing recommendations

Pricing recommendations combine the information above with your forward occupancy, booking gaps, rate floors and minimum-stay settings. They are advisory only. ELVIRIO HOST does not automatically change prices, availability or minimum-stay settings on any platform — you decide whether to apply a suggestion, and you apply it yourself on the platform concerned. Wherever possible, ELVIRIO HOST shows the information and reasoning behind a suggestion.

5. Deal Analyser calculations

The Deal Analyser calculates results exclusively from the figures and assumptions entered by the user — nightly rate, monthly property cost, operating expenses and occupancy scenarios. It does not use live Airbnb listings and does not guarantee future occupancy, rates or revenue. The quality of its output depends on the quality of the assumptions you enter.

6. Financial information you record

Revenue and expense figures in the portfolio dashboard are the figures you (or your team) record. ELVIRIO HOST computes property-level and portfolio-level profit-and-loss from those entries and, where you have not entered actuals, may show clearly labelled estimates derived from your synced bookings and base rates.
